European real estate investor SWI has raised €800 million ($892.4 million) through a capital increase with institutional investors, with the proceeds earmarked for data center and AI compute expansion across Europe and the United States.
The Euronext Amsterdam-listed firm announced the share issuance this week. The new funds bring SWI's total equity raised since March 2026 to more than €1 billion ($1.1 billion).
The company said the capital provides "substantial" resources to advance its digital infrastructure and AI compute platforms on both sides of the Atlantic.
Where will the €800 million go?
The proceeds will fund the development and scaling of SWI's data center and AI compute capacity. Specific allocation areas include:
- Power infrastructure
- Compute deployments
- Execution of the company's development pipeline in Europe and the United States
"This transaction is about keeping up to speed with the compute and data center markets. We have a clear strategy, a substantial pipeline and a strong position across Europe and the United States. We are very pleased to welcome new investors who share our long-term ambition for the Group," said Max-Hervé George, founder and CEO of SWI Group.
What assets does SWI already hold?
SWI formed last year through the merger of Stoneweg and Icona Capital. The firm manages approximately €11 billion ($12.27 billion) in assets.
The company announced its own data center fund and platform last year, including a stake in AiOnX, which has projects across the UK, Ireland, and mainland Europe.
SWI has also acquired a majority stake in cryptominer Genesis Digital Assets (GDA). The acquired company operates 15 crypto data centers in the US and Sweden with a total capacity of 1.3GW. GDA will be renamed SWI Digital and will serve as the foundation of SWI's US data center platform.
What else is in the pipeline?
SWI's Stoneweg Europe Stapled Trust (SERT), which combines the Stoneweg European Real Estate Investment Trust and the Stoneweg European Business Trust, is evaluating the potential redevelopment of around ten industrial sites across four European countries for data center use.
The group is additionally planning to develop its own HPC and GPU-as-a-service platform. Few details about that initiative have been disclosed so far.
The €800 million raise signals continued institutional appetite for digital infrastructure assets. With more than €1 billion in fresh equity since March 2026 and a 1.3GW operating base from the GDA acquisition, SWI now holds the balance sheet capacity to execute a development pipeline spanning at least two continents.
